With over 20 years experience within the construction industry M2M have been providing a cost effective services for local authorities, Surveying and Architectural practices, main contractors, and the general public.
 

M2M Design & Construction have a wealth of construction and legislation experience, the company originally oversaw a variety of public and private building schemes, involving project management and design.

 

 History

During its early years a main concern for M2M was maintaining control of the contractors who were directly employed by the client. Often giving M2M only a reporting function when it came to dealing with costing, control over the standard of workmanship, and the general cost effectiveness of the contractors being used. 

 

Mainly for these reasons M2M now also provide the function of the main building contractor on its projects in order to maintain greater control over productiveness, costs, and maintaining more effective communication as well as expanding the companies business profile. All our operatives are experienced in their trade, CSCS accredited and work under the addition of incentives to encourage a high standard of communication and workmanship.

 

We continue to provide the standard Surveying, Architectural and Project Management services, this includes drawings and preparation of project specifications for construction projects of residential and public sector schemes; monitoring program and budget plans throughout construction; recommending alternative design where legally requirements have to be considered; and proposing cost effective design strategies.

 

One of the main advantages in using a design and build contractor are that the same company will oversee the works from your initial ideas (the brief) thought to the completion of the project, meaning that the client has one company to contact on all matters from the initiation of the design process, to the completion of the build.

 

 

 

Our Contracts 

 

 Design and build is one of the oldest forms of building contracts. Developed from the master builder concept of building, this method of building contract continues to be successful due to the following:

 

  • The responsibility of the overall contract, from design to completion stage is with to a single company.
  • Project managers and senior operatives have input from the design stage and therefore have an early awareness of the clients design requirements and can therefore, construct with the emphasis of maintaining the clients vision.
  • Overlapping of design task, and replicating costs avoided.
  • The designer will normally have assessed various methods of constructing individual components, and therefore may already have contingency plans in place where continued design input is required during the project.
  • Lines of communication are streamlined, e.g. reducing time on site waiting for supervisors and designers instructions.
  • More fluid progression from design / permission stage to on site commencement.
  • Fewer variations should be required.
  • A clearer idea of the total build price should be possible at the early stages.
  • Having designed the build, the method and sequencing of the contract will have been logically thought through and programmed, in advance of contractors getting onto the site, which will generally make for a quick build.
  • As overall responsibility with single company, generally quality usually of a higher than average standard and call back issues minimized.
